What I Offer

I offer a range of services to meet the needs of every client. A breakdown of typical project scope is outlined below to provides a clear look at where your money goes.

Design Phases

Master Planning for high-level, visionary framework that establishes the long-term design direction for a property or a multi-phased project; focuses on zoning, connectivity, desired programming, spatial layouts, and a phased execution strategy over 5, 10, or 20 years; best for large properties or multi-year, multi-stage projects.

Pre-Design for research, goal setting, and site understanding of opportunities and constraints; includes establishing aesthetic preferences and a construction budget if not already determined; includes mapping site elements and survey review; a mandatory baseline phase for all new work.

Schematic Design (SD) for broad/high-level creative concepts for preliminary costing or approvals/permitting; includes site analysis diagrams, conceptual imagery, space planning, inspirational images, illustrative sketches, and renderings to show design direction.

Design Development (DD) for refined design documentation/drawings/details for preliminary costing or approvals/permitting; includes site prep/demo, grading, soils, planting, materials, furnishings, etc. as well as dimensioned sizes, elevations, quantities, finishes, and general locations.

Construction Documentation (CD) for signed and sealed drawings and specifications of approved designs for costing, approvals/permitting, bidding, and construction; includes detailed technical drawings showing how to build specific landscape elements, final planting lists, material quality standards, and installation methods.

Bidding & Negotiation (BN) for assisting clients select a qualified contractor to execute the job; includes coordination with landscape contractors, answering technical questions raised by contractors during pricing, and analyzing submitted bids to ensure fair pricing and an accurate scope alignment.

Construction Administration (CA) for quality assurance and control on the client’s behalf during construction to ensure the project is built in accordance with the design; includes periodic Site Visits to check work progress and quality, Submittal Review of material samples, shop drawings, and plant nursery selections before installation, and creating Punch Lists of corrections the contractor must fix before receiving final payment.

Post-Construction/Ongoing M&O forover the 1 to 5 years following construction for providing detailed landscape care guidelines, visiting the site 6 to 12 months later to inspect plant health and evaluate performance, warranty inspections, unforeseen conditions, and so on.

Property Management for strategic, long-term advising focused on asset preservation, as is typical for residences, estates, commercial campuses, and public parks; includes vetting/directing landscape maintenance contractors, forecasting when major assets will need repair or replacement, adapt/evolve to operational costs, ensure design continuity with new projects, and more.

Fees

Hourly Rate Structure: Best for services requiring intermittent, predictable oversight or single-incident interventions. First-time clients receive a promotional discount.

Monthly Retainer Structure: Best for continuous, active services to guarantee a set block of hours per month at a slightly discounted rate. Ranges depending on asset complexity.

Budget Percentage: Landscape architect design fees are typically 5% to 20% of the project’s total construction budget.
